DEVELOPMENT: Wan Bridge begins pre-leasing 46-townhome BTR in Texas. Wan Bridge has started pre-leasing a 46-townhome build-to-rent community in Pearland, TX. The community is part of the Ivy District, a 42-acre mixed-use development by America Modern Green Development, a subsidiary of Beijing-based Modern Land, which already includes a 335-unit apartment complex by Sueba USA. Wan Bridge's TBDM division will manage the property. Ting Qiao, CEO of Wan Bridge, said the firm is glad to keep growing in the Houston metro.

DISPOSITION: CBRE arranges $53M sale of 125-townhome BTR in Washington. CBRE has arranged the $53M sale of a 125-townhome build-to-rent community in Lacey, WA, or about $424,000 per home. Jordan Louie, Eli Hanacek, Kyle Yamamoto and Natalie Kasper of CBRE represented the seller. Robert Spiro and Ben Biggers of Northmarq's Seattle Debt + Equity team arranged $25.5M in seven-year, fixed-rate Freddie Mac acquisition financing. The three- and four-bedroom townhomes average 1,736 square feet on 8.33 acres, with attached two-car garages, private decks, quartz countertops and stainless steel appliances, and residents share a fitness center, seasonal pool and clubhouse.

FINANCING: ACORE provides $81M financing for Philadelphia portfolio. ACORE Capital has provided $81M in financing for a three-property rental portfolio of about 234 residences in Philadelphia's Olde Kensington neighborhood. The loan refinances two existing build-to-rent townhome assets and funds construction of a 120-unit mixed-use multifamily property, with about half of the proceeds going toward construction. Jason Hull, managing director at Regions Bank, arranged the financing. Corey Goodstein, director in originations at ACORE, said Philadelphia continues to show steady demand for quality rental housing, and that the deal combines bridge and construction financing in one facility.

DEVELOPMENT: Onyx+East opens 23-home BTR in Ohio. Onyx+East has opened a 23-home single-family build-to-rent community in Upper Arlington, OH, a Columbus suburb, with five homes ready for move-in and another on the way. Interiors include luxury vinyl flooring, GE stainless steel appliances and quartz countertops, and the first four renters get one month free. The community is close to Riverside Methodist Hospital, Ohio State University and the Upper Arlington and Dublin school districts, in a region that Columbus estimates needs about 200,000 new homes over the next decade. The opening adds to Onyx+East's Central Ohio BTR pipeline, which includes a completed community and projects underway in Hilliard and Cincinnati.
