ACQUISITION: Peakline’s first BTR fund deal breaks ground in Charlotte. Peakline Real Estate has closed its first BTR Fund I investment with the acquisition of a 23-acre site for EDEN Steele Creek, a 187-unit rental townhome project in Charlotte. CEO Michael Miller called it a key step toward addressing unmet rental demand, while Managing Director Jason Ross said the strategy targets long-term investor value. Construction begins fall 2025 with delivery expected by mid-2027.

DISPOSITION: JLL brokers sale of 375-home SFR portfolio. JLL arranged the sale of a 375-home SFR portfolio across Texas, Georgia, and North Carolina on behalf of Bridge Tower Partners. The portfolio averaged a 93.7% occupancy. Jackson Su, Managing Partner at Bridge Tower, said the deal reflects the firm’s commitment to resilient communities. JLL’s team included Matthew Putterman, Jim Humphries, Daniele Colbertaldo, Casey Sherman, and Rhett Robins.

DEVELOPMENT: Empire Group breaks ground on 287-unit BTR in Arizona. Empire Group has broken ground on Village at Borgata, a 287-unit BTR community in San Tan Valley, Arizona. Tower Capital arranged $70.25 million in non-recourse construction financing earlier this year. Leasing is slated for 2026. The site is near the future LG Energy Solution battery plant in Queen Creek, a key economic driver for the region.

DEVELOPMENT: Trilogy unveils 84-unit BTR in Arizona. Trilogy Investment, in partnership with Cimbra Partners, has launched Rēv3 at Encanto West, an 84-unit BTR townhome community in Avondale, Arizona. Leasing is underway, with first move-ins expected this fall. CEO Jason Joseph noted the project faced delays of over 12 months due to municipal staffing issues and utility changes.
