ACQUISITION: Welltower buys two BTR communities for $80.2 million. Welltower has acquired two newly built BTR communities—Canvas at Woodbury and Canvas at St. Croix—for a combined $80.2 million. The 81-unit Canvas at Woodbury sold for $41.9 million, while the 89-unit Canvas at St. Croix sold for $38.3 million. Both properties were developed by a joint venture between Watermark Cos. and PCCP LLC, with CBRE arranging the transaction.

DISPOSITION: Arcadia Capital, Platform Ventures sell two BTR communities. Arcadia Capital Group and Platform Ventures sold two Class A BTR communities in metro Phoenix to Tricon Residential for $44.1 million. The deal includes Bower Hudson Crossing in Chandler (43 homes, $23M) and Bower Gateway in Mesa (48 homes, $21.1M), averaging $485K per unit.

DISPOSITION: Cushman & Wakefield brokers sale of 66 units. Cushman & Wakefield has arranged the sale of Maple Grove, a 66 unit BTR in Virginia. Cushman & Wakefield’s Jorge Rosa, Anthony (TJ) Liberto, Mac Hollensteiner, and Alex Basile handled the transaction.

DEVELOPMENT: Jim Chapman Construction Group breaks ground on 304-unit project in Alabama. Jim Chapman Construction Group has started development on Creekside Cottages, a 304-unit BTR community in Opelika, Alabama, for an undisclosed publicly traded REIT. The 67.6-acre site is now cleared and graded, with vertical construction slated to begin in December. Phase I will deliver 225 townhomes by spring/summer 2026. Homes will feature 2–3 bedrooms, attached garages, granite countertops, stainless steel appliances, and in-unit laundry.
