FINANCING: Trilogy closes construction loan for 172-townhome BTR. Trilogy Investment Company has closed a construction loan for a 172-townhome BTR community in Huntsville, AL, clearing the way for vertical construction now that sitework is finished. The project is the second community in Trilogy's BTR opportunity zone fund with Pinnacle Partners, which targets rental housing in high-growth Sun Belt markets. Jason Joseph, CEO and managing partner of Trilogy, said Huntsville remains one of the Southeast's strongest long-term growth markets on the back of job creation, population growth and economic investment, and that closing the loan moves the project into its next phase. Leo Backer, co-founder and managing partner of Pinnacle Partners, said the two firms share a long-term approach to investing in high-growth markets and delivering quality rental housing.

FUNDRAISING: NexMetro opens $25 million fund stabilized BTR portfolio. NexMetro Communities has opened a $25M fund that invests in its stabilized BTR portfolio rather than development-stage projects. The NexMetro Strategic Asset Fund gives investors exposure to stabilized Avilla Homes communities, made up of detached single-story rental homes with private yards, in submarkets across Phoenix, Dallas, Denver, Atlanta, Austin and Tampa. Ryan Krafczik, vice president of equity investments at NexMetro, said targeting assets that are already performing delivers near-term income alongside long-term appreciation, and that after an extended period of elevated new supply the market is entering a phase where stabilized, income-producing assets are well positioned.

DEVELOPMENT: Center Park Group breaks ground on 72-townhome BTR in South Carolina. Center Park Group has broken ground on a 72-home rental townhome community on roughly nine acres along Maybank Highway on Johns Island, SC, in the Charleston market. Jason Esposito, CEO of Center Park Group, said BTR requires production homebuilding efficiencies along with the discipline and accountability institutional owners expect, and that the team is focused on controlling costs and holding the schedule so results stay consistent from the first home to the last.

PEOPLE MOVES: JCCG names new Assistant VP of Land Acquisition. Jim Chapman Construction Group has named Brandon Woods assistant vice president of land acquisition. Chris Mancuso, president of JCCG, said Woods's development experience and command of the land acquisition process will strengthen the firm's efforts to find the right sites and create value for its partners, and pointed to his ability to build relationships, evaluate new sites and navigate project complexities.
