ACQUISITION: Tricon Residential acquires two BTR communities for $44 million. Tricon Residential, backed by Blackstone, has acquired two BTR communities totaling 91 homes in metro Phoenix from a joint venture between Arcadia Capital Group and Platform Ventures for nearly $44.2 million. Northmarq’s Ryan Boyle, Trevor Koskovich, Jesse Hudson, and Logan Baca represented the sellers.

DEVELOPMENT: Empire Group debuts first Texas BTR community. Empire Group of Companies has opened Village at Hutto Station, its first BTR community in Texas, offering 1–3 bedroom homes with smart tech and private backyards near the Hutto Mega TechCenter and Samsung Semiconductor plant. Bryan J. Freel, Managing Director of Development, highlighted the blend of privacy and resort-style amenities like a pool, fitness center, podcast rooms, dog parks, and co-working space.

MARKET: BTR investment in 2025. The BTR sector continues to accelerate, fueled by long-term supply shortfalls, rising home prices, and changing renter preferences. In 2024 alone, institutional capital deployed into BTR reached ~$14.8B, representing roughly 28% year-over-year growth. Key advantages of BTR include rent premiums of 15-20% over traditional multifamily, occupancy rates in the high-90s, longer tenancies (lower turnover costs), and higher NOI margins. Regions such as the Sun Belt, the Mountain West, and emerging secondary markets are showing especially strong performance.
