BTR Daily - September 17, 2026 - Kinward opens first BTR with 172 homes

Material Capital begins leasing 82-townhome BTR. BBL begins vertical construction. Chapco completes amenity package at BTR in Alabama. BTR supply expected to decline despite strong near-term pipeline. Two new BTR deals.

DEVELOPMENT: Kinward opens first BTR community with 172 townhomes. Kinward Living has opened its first community, a 172-townhome BTR project in Riverview, Florida. T. Sean Lance, principal of Kinward Living, said the project reflects the firm's strategy of building quality communities in desirable locations despite headwinds in the market. He added that Kinward uses only in-house capital with no outside equity investors and, as a long-term holder, is focused on delivering a premium product. Kinward has more communities in its pipeline, including Kinward at Two Rivers.

DEVELOPMENT: Material Capital begins leasing at South Carolina BTR. Material Capital Partners, a Charleston-based build-to-rent developer and investor, has begun leasing an 82-home BTR townhome community in Bluffton, SC. The three-bedroom, two-and-a-half-bath townhomes measure 1,600 square feet, each with an attached garage and fenced backyard, and rents start at $2,850 per month. Greystar will manage day-to-day operations. Alex Chalmers, founder and managing partner of Material Capital Partners, said the community is already 33% leased and pointed to Bluffton's rapid growth and the need for quality single-family rental housing in the market. Khrista Villegas, managing director of Material Capital Partners, said the townhomes were designed to give residents the space and privacy of a single-family home along with the service of a professionally managed community.

DEVELOPMENT: BBL begins vertical construction on 169-unit BTR. BBL Building Company has started vertical construction on a 169-unit residential community in Rogers, AR, for wellness-focused build-to-rent developer Zeal for Living. Lumber deliveries are complete and framing is underway, and BBL is next pouring the remaining building pads and paving across the site. The general contractor said the project adds to the growing Northwest Arkansas market and thanked its project team, trade partners and ownership group.

DEVELOPMENT: Chapco completes amenity package at BTR in Alabama. Chapco Design Build, a division of build-to-rent general contractor Jim Chapman Construction Group, has finished building the amenity package at a gated build-to-rent community in Opelika, AL. Chris Mancuso, president of Chapco Design Build, said the team focused on quality and a turnkey delivery that meets the needs of both ownership and residents. Chapco provides design-build services for clubhouses, fitness centers, pools and other amenity spaces in the BTR and for-sale single-family sectors.
