Northmarq brokers sale of 150 units. CrownPoint & Crossroads break ground on 125 units. Greystone refinances 128-unit BTR in Texas. Mid-sized metro areas outpace national SFR rent growth. Two new BTR deals.

DISPOSITION: CBRE arranges sale of two communities. CBRE has arranged the sale of Canvas at Woodbury and Canvas at St. Croix, two BTR communities in Woodbury, Minnesota, totaling 170 units. CBRE’s Ted Abramson, Keith Collins, and Abe Appert handled the sale.

DISPOSITION: Northmarq brokers sale of 150 units. Northmarq has brokered the sale of Four Winds Apartment Homes, a 150 BTR community in Columbia, Missouri. Northmarq’s Dominic Martinez, Parker Stewart, Charlie McKee, and Alex Malzone represented the seller, Hamilton Point Investments, whereas Metonic Real Estate Solutions acquired the asset.

DEVELOPMENT: CrownPoint & Crossroads break ground on 125 units. CrownPoint Group and Crossroads Companies have begun construction on Liberty Village, a 125-unit mixed community in Randolph, New Jersey, featuring market-rate BTR townhomes and age-restricted affordable apartments. Michael Legacki, VP at CrownPoint, said the project will be phased, with full delivery expected by Q1 2027.

FINANCING: Greystone refinances 128-unit BTR community in Texas. Greystone has provided a $19.76 million Fannie Mae DUS loan to refinance Legacy on Rockhill, a 128-unit BTR community in McKinney, Texas. John Sloot, Managing Director at Greystone, originated the deal. Built in 2023, the property includes single-family and duplex homes with private yards and amenities such as a pool, dog park, and fitness center. As of July 2025, it was 93.75% leased.
