ACQUISITION: Bayshore Investment Partners acquires 68-unit BTR in Florida. Bayshore Investment Partners (BIP) has acquired Laurel Lakes Townhomes, a newly developed 68-unit BTR community in Seffner, Florida, from D.R. Horton. Chad Freedman of Ballaga, Freedman & Atkins represented BIP, with financing secured by Berkadia’s Capital Markets team—Kyle Ryan, Brad Williamson, Mitch Sinberg, and Jared Hill.

DISPOSITION: Northmarq arranges sale of 121 units. Northmarq has arranged the sale of Rosemary Glen, a 121-unit community in Greensboro, North Carolina. Northmarq’s John Currin, Andrea Howard, Allan Lynch, Caylor Mark, Jeff Glenn, James Dorsett, Caroline Piper, Sydney Hyatt, and Peter Chacon arranged the sale.

DEVELOPMENT: Mallory & Evans plans $95 million mixed-use development. Mallory & Evans is developing The Shoals, a $95 million mixed-use community near the University of Georgia in Athens, with Phase I set to deliver in 2027 and include 285 residences, 456 parking spaces, and over 20,000 square feet of retail and commercial space

DEVELOPMENT: Parkland Residential launches leasing at Georgia BTR. Parkland Residential has launched leasing at Park Ridge, a 140-unit community in Sugar Hill, a northeastern suburb of Atlanta. Phase I of the project includes 72 rear-entry, stacked townhomes, with a fully furnished model home now open for prospective renters. Each home features a one-car garage, master bathrooms with separate tubs and showers, and walk-in closets.
