ACQUISITION: Four Corners acquires two properties in Louisiana. Four Corners has purchased two BTR communities in Louisiana, totaling 247 units, for $55,092,000 ($223,044/unit). Berkadia’s Andrew Curtis, Mark Forrester, and Gregg Cordaro brokered the transaction of 112 units, whereas Walker & Dunlop’s Albert Elmore brokered the transaction of 135 units.

DEVELOPMENT: W Properties opens 343-unit BTR in Texas. W Properties and NHK Capital have officially opened Everbloom Melissa, a 343-unit Class-A residential community in Melissa, Texas. The project was developed with support from partners including Acadian Group, Architecture Demarest, Bud Creative, Kimley-Horn, and B2 Design Co., with Avenue5 Residential managing leasing and operations.

DEVELOPMENT: LyvWell breaks ground on BTR community in DFW. LyvWell Communities has begun vertical construction on LyvWell at Harmony, a 213-unit BTR development in the Dallas–Fort Worth mid-cities. The community will feature two- to four-bedroom homes with garages, private backyards, and a full slate of amenities, including a pool and pickleball court. Willow Bridge will manage the community, with leasing expected to launch in late 2025 and first move-ins scheduled for early 2026.

DEVELOPMENT: Integrity Community Builders begins leasing at Texas BTR. Integrity Community Builders has started leasing homes at Skymor Pearland, a 109-home BTR community developed in partnership with PCCP. Located in Pearland, Texas, the project offers residents access to top-rated schools and proximity to downtown Houston.
