NEWS ROUNDUP

DEVELOPMENT: Peakline and Lincoln to build Naperville BTR. Peakline has closed on The Claire, a 90-unit BTRt townhouse community in Naperville, Illinois. Developed in partnership with Lincoln Property Company, the project is part of PREF’s Build To Rent Fund I strategy, which targets high-demand, supply-constrained markets with thoughtfully designed housing for families and professionals. Construction is set to begin in Q4 2025, with first move-ins expected by Q2 2026. The community will be managed by RPM Living.

DEVELOPMENT: Greystar opens BTR community in Metro Atlanta. Greystar has officially opened Summerwell Cedarcrest, a 127-home BTR community in Acworth, Georgia. “This new community is a great option for renters who are looking for the next step after apartment living,” said Joe Parsons, managing director of investments at Greystar.

DEVELOPMENT: Trilogy Investment converts Athens townhome project into BTR community. Trilogy Investment is converting an under-construction for-sale townhome community into rental units. The project, now rebranded as Rev3 at Millcreek, will feature 90 three-bedroom townhomes for rent, with shared amenities including walking trails, green spaces, and a playground. “Rev3 at Millcreek represents a turning point in housing delivery,” said Jason Joseph, Trilogy’s CEO and Managing Partner.

FINANCING: BWE secures $33.6 million permanent loan for Wisconsin BTR. BWE has closed $33.57 million in permanent financing for Heyday Oak Creek, a 130-home BTR community located in Oak Creek, Wisconsin. The Fannie Mae loan, originated by Dan Rosenberg with support from Tim Caffrey and Logan Petersmeyer, refinanced the property’s construction debt and closed immediately after the community’s initial lease-up.
