NEWS ROUNDUP

DISPOSITION: Northmarq brokers $30 million sale. Northmarq has arranged the $30 million sale of Solana Place at Carlton Commons, a newly built 113-unit BTR community in Casa Grande, Arizona. Trevor Koskovich, Jesse Hudson, Ryan Boyle and Logan Baca represented the seller, D.R. Horton, while CALCAP Advisors acquired the property with $21.75 million in acquisition financing secured by Griffin Martin through Northmarq’s in-house Fannie Mae DUS platform.

FINANCING: Quinn Residences secures $108.6 million loan. Madison Realty Capital has originated a $108.6 million construction loan to Quinn Residences for the development of two BTR communities in the Tampa, Florida metro area: Moccasin Wallow in Parrish and Terra View in San Antonio. Quinn will manage both properties, which are currently under construction and feature average unit sizes of 1,500 square feet with enclosed patios and attached garages. The financing was arranged by GSP Partners, led by Nate Weyer.

EXPANSION: Woodfield Development enters Phoenix market, eyes BTR opportunities. Woodfield Development has officially expanded into the Phoenix metro, marking its first entry into Arizona with plans to pursue BTR opportunities. The Charleston-based firm has appointed Neil Hanlon, formerly of Greystar, as VP of development to lead its growth in both Arizona and Nevada. Founding partner Todd Jacobus cited Phoenix’s strong population and job growth, coupled with a diversifying advanced manufacturing economy, as key reasons for the move.

MARKET: Morningstar DBRS reports July 2025 SFR securitization update. Morningstar DBRS released its July 2025 performance report for rated SFR securitizations, revealing a mixed outlook for the sector. Lease retention on expiring contracts rose to 77.6% in May (up from 74.0% in April), while retention on month-to-month leases slipped to 83.5% from 87.7%. Tenant delinquencies climbed to 1.0% in June, up from 0.7% the prior month, and vacancy rates increased to 9.2%, compared to 8.4% in May.
