NEWS ROUNDUP

DEVELOPMENT: Crescent launches first Atlanta-area BTR. Crescent Communities has delivered the first rental homes at HARMON Cedar Run, a 151-unit community in Lawrenceville, Georgia—marking the brand’s debut in the metro Atlanta area. The development is part of a $345 million joint venture supporting Crescent’s BTR expansion across six states.

DEVELOPMENT: Neu Real Estate taps into BTR duplexes. Neu Real Estate Group is addressing investor demand for dependable income properties through its purpose-built duplexes designed for long-term rental performance.

FINANCING: Berkadia secures financing for BIP’s latest Florida acquisition. Berkadia arranged $11.83 million in Fannie Mae financing for Bayshore Investment Partners (BIP) to acquire Laurel Lakes, a newly built 68-unit BTR townhome community in Seffner, Florida, from D.R. Horton at $265,000 per unit. Brad Williamson, Mitch Sinberg, Scott Wadler, Matthew Robbins, and Kyle Ryan led the Berkadia Miami team. BIP co-founders Jose Tello and Efren Ales praised Berkadia’s ability to meet tight deadlines and align financing with their long-term strategy.

FINANCING: Material Capital Partners launches Kansas City BTR. Material Capital Partners (MCP) has secured $77.8 million in financing and broken ground on Harmony at Clear Creek, a 188-unit BTR community in Shawnee, Kansas. This marks the final investment from MCP’s BTR Development Fund I and its third partnership with Bluerock. Bank OZK is providing the construction loan, with Winchester Commercial Group handling construction. First units are expected by October 2026, with full completion by February 2028.
