ACQUISITION: Invesco acquires 122-home BTR in Texas. Invesco Real Estate has acquired a 122-home BTR community in Plano, TX, from Starboard Realty Advisors. Joey Tumminello, Michael Ware, Taylor Hill, Drew Kile and Jack Windham of Institutional Property Advisors represented the seller and procured the buyer. The detached homes average 996 square feet, with 10-foot ceilings and private backyards with patios, and residents share a pool, spa, gym and walking trails.

FINANCING: EDEN Living secures refinancing for 130-home BTR. JLL has arranged a three-year, floating-rate, non-recourse refinancing for EDEN Living's 130-home BTR community in Wildwood, FL. EDEN Living, a partnership between EDEN Multifamily principals Jay Jacobson and Jay Massirman and America's Capital Partners principal Sergio Socolsky, owns the property with an institutional partner. The community has reached about 84% occupancy, and its average rent of $1,704 a month is 57% below the cost of owning a comparable home. Max La Cava, managing director at JLL, said the bridge lending market has substantial liquidity, with lenders competing hard to refinance newly completed BTR and multifamily communities. Marc Chasin, EVP of EDEN Living, said the firm remains committed to BTR and has high conviction in the sector's long-term fundamentals. La Cava led the JLL team with Senior Managing Director Melissa Quinn.

DEVELOPMENT: Material Capital announces leasing at South Carolina BTR. Material Capital Partners has started leasing an 82-townhome BTR community on 24 acres in Bluffton, SC, and the community is already 33% leased. The three-bedroom, 2.5-bath townhomes are about 1,600 square feet each, with attached garages, private fenced yards, quartz countertops and stainless steel appliances, and rents start at $2,850 a month. Alex Chalmers, founder and managing partner of Material Capital, said Bluffton's growth has created steady demand for new housing, and that greater policy certainty around BTR is bringing renewed interest from investors and capital partners across the Southeast. Khrista Villegas, managing director, said the community was designed to give residents the space and privacy of a single-family home with the service of a professionally managed community.

DEVELOPMENT: Canvas and Kelley plan 141-home BTR. Canvas Residential Partners and Kelley Properties are starting site work on a 141-home BTR community in Bermuda Run, NC. The community will have 128 townhomes of 1,200 to 1,700 square feet with two to four bedrooms, and 13 four-bedroom detached homes of 1,900 to 2,100 square feet, all with two-car garages. Mike Kelley of Kelley Properties, a Winston-Salem developer, said the past few years went into entitlements, securing sewer capacity and working with local officials, and that Canvas brings BTR experience and a focus on quality that fit his vision for the site. Creighton Call, managing partner of Canvas, pointed to Bermuda Run's quality of life, outdoor amenities, regional connections and access to the Triad's healthcare providers, and said the project will be more than a collection of rental homes.
