FUNDRAISING: TriPost commits $66.5M to Trilogy’s residential platform. TriPost Capital Partners has committed approximately $66.5 million to Trilogy Investment Company’s residential development platform. The package includes capital for Trilogy’s operations and balance sheet, a commitment to invest alongside Trilogy as a general partner in approved future projects, and funding to recapitalize selected existing investments. Trilogy CEO and managing partner Jason Joseph said the funding will help the firm expand across the Sun Belt and Midwest. Brad Carroll, who co-founded TriPost with Todd Silverman, said TriPost had followed Trilogy for three years before the investment.

DEVELOPMENT: Parkland opens 148 rental townhomes in Pooler, Georgia. Parkland Residential held the grand opening of Palmetto Cay, a 148-home rental community within Providence at Pooler near Savannah. Its stacked townhomes have two to four bedrooms, rear entries and front porches facing a shared green. The community includes a pool, cabana and playground. At the opening, Parkland donated $10,000 to Gilliard & Company, a Pooler nonprofit founded by CEO Whitney Lam Gilliard to support young people in foster care. Parkland president Jim Jacobi said the company plans to feature a local nonprofit at future openings.

LEASE-UP: ResiHome takes on management and leasing at SoLiv Panama City. Southern Waters Capital has selected ResiHome to manage SoLiv Panama City at 2316 Fortune Avenue in Panama City, Florida. Initial leasing is underway for the newly built three-bedroom townhomes, each with two and a half baths. ResiHome president Mentor Sokoli and Southern Waters Capital managing partner Ray Mazzie announced the partnership, which covers leasing, maintenance and property operations. A public grand opening is scheduled for noon on November 16.

DEVELOPMENT: PCCP and LIV start construction on 126 Nashville rental townhomes. PCCP and LIV Development have begun construction on Livano Oakmont Residences at 7790 Sawyer Brown Road in Nashville’s Bellevue area. Plans call for 18 two-bedroom, 66 three-bedroom and 42 four-bedroom townhomes with one- or two-car garages. Ashton Woods is the general contractor for vertical construction, with completion expected in 2028. PCCP senior vice president Andrew Barbakoff cited limited institutional rental-home supply in the submarket.
