ACQUISITION: Christopher Todd acquires 193-home community. Christopher Todd has acquired Yardly Paradisi, a 193-home BTR community in Surprise, Arizona, from national homebuilder Taylor Morrison. The property will be rebranded as Christopher Todd Communities Paradisi. “Yardly Paradisi is a standout asset,” said Darin Rowe, president of Yardly. Christopher Todd Communities founder and CEO Todd Wood said the acquisition fits the company’s focus on high-quality, amenity-rich rental neighborhoods, while Brent Long, president of Christopher Todd Capital, noted strong capital-markets confidence in cottage-style BTR. Northmarq’s Phoenix investment sales team—Trevor Koskovich, Jesse Hudson and Logan Baca—represented Taylor Morrison. Northmarq’s debt & equity team—Brandon Harrington, Bryan Mummaw, Bryan Liu, Christopher Gitibin and Tyler Woodard—arranged $32.76M in acquisition financing.

DEVELOPMENT: Integrity Community Builders begins leasing at 150-bed community. Integrity Community Builders has started leasing homes at Skymor Wesley Chapel, a 150-home BTR community developed in partnership with PCCP in Wesley Chapel, a growing suburb of Tampa. Integrity Community Builders noted its appreciation for PCCP’s partnership and praised its team for delivering the project as Skymor Wesley Chapel moves toward full completion.

DEVELOPMENT: JCCG goes vertical at Georgia BTR. JCCG has gone vertical at Heartwood at Richmond Hill, following an eight-month land development phase. Construction began in late October on the 365-home project, with Phase I totaling 213 units and Phase II adding another 142 units immediately afterward.

DEVELOPMENT: Chapco Design to deliver amenity package for Chattanooga community. Chapco Design Build, a division of Jim Chapman Construction Group, has been selected to build the amenity package at Wildflower, a new Empire Homes community in East Brainerd, Chattanooga.
