ACQUISITION: Curtis Capital Group acquires 66-unit BTR community in Minnesota. Curtis Capital Group has purchased Mills Creek, a 66-unit BTR community located in Maple Grove, a suburb of the Twin Cities. The seller was a joint venture between Watermark and PCCP. The transaction price was not disclosed. CBRE’s Ted Abramson, Keith Collins and Abe Appert represented the seller in the deal.

DISPOSITION: Berkadia arranges sale of 194 units. Berkadia has arranged the sale of Bella Grace, a 194-unit first-generation cottage-style BTR community in Chandler, Arizona. The community sold for around $355,000 per unit. The deal was completed with the involvement of Berkadia’s Mark Forrester, Ryan Boyle, Kristin Watson, Dan Cheyne, Ric Holway, Charles Steele and John Cunningham.

DEVELOPMENT: Abranova’s Nova RTP project enters bankruptcy. Nova RTP II, managed by Abranova Real Estate has filed for Chapter 11 bankruptcy, reporting $13.1 million in assets and over $6.3 million in debts. The company was developing Nova RTP, a BTR community in Durham, but the project stalled despite a $7.95 million construction loan from Urban Standard Capital, which is now owed $5.1 million.

DEVELOPMENT: Center Park Group breaks ground on 84-unit community in South Carolina. Center Park Group has broken ground on Wellstead at Strawberry, an 84-unit BTR community in Moncks Corner, South Carolina. The project is being developed in partnership with Canvas Residential Partners. Creighton Call, managing partner at Canvas Residential Partners, said the firm is excited to enter the Charleston-area BTR market with Center Park Group. Land development began in April 2025, with vertical construction set for January 2026. Jason Esposito, president of Center Park Group, highlighted the strength of the partnership as the project moves toward construction.
