NEWS ROUNDUP

DISPOSITION: Northmarq brokers sale of Fort Worth BTR. Northmarq’s Dallas Investment Sales team — Taylor Snoddy, Eric Stockley, and Charles Hubbard — has closed the sale of Cottages at Bell Station, a 140-unit BTR community in Fort Worth, Texas. MBP Capital sold the property to TRI City Equity Group, with acquisition financing secured by Kevin Leamy and Lauren Bresky through Northmarq’s in-house Fannie Mae DUS team.

DEVELOPMENT: Taylor Morrison expands BTR portfolio in Florida. Taylor Morrison is growing its BTR footprint in Florida with the launch of Yardly Mount Dora, a 309-unit gated BTR community. This marks the national homebuilder’s first Yardly opening in Greater Orlando, with two more communities planned in Eustis and Edgewater, among nine total Yardly developments in the Orlando-Tampa corridor. Nationally, Taylor Morrison has built 37 Yardly communities to date.

DEVELOPMENT: Two Rivers MPC drives growth in East Pasco. The Two Rivers development, a 6,000-acre master-planned community by Eisenhower Property Group, is reshaping East Pasco County with 7,500 homes, 600,000 sq ft of retail, and a new public school in the pipeline. Jeff Hills, President of Eisenhower Property Group, credits this to a long-term vision for housing, lifestyle, and business. Homes range from the mid-$300Ks to over $1 million, with plans for townhomes, BTR, and apartments. The commercial portion could total 3 million sq ft of office, industrial, and retail. Bill Cronin, CEO of Pasco EDC, called it “a great addition to Pasco County’s economy” that supports workforce and business attraction.

DEVELOPMENT: Laye Capital expands BTR footprint in Texas. Laye Capital is advancing construction on its latest BTR community in Melissa, Texas, a 118-unit townhome project. The development is part of the firm’s broader push into high-growth submarkets, using data-driven site selection and a long-term, value-oriented approach.
