M&A: JLL Income Property Trust acquires 47% stake in $1.2 billion portfolio. JLL Income Property Trust has acquired a 47% interest in a stabilized single-family rental portfolio managed by Amherst Residential, valuing the deal at $560 million. The full portfolio—consisting of over 4,000 homes across 14 major U.S. markets—has an estimated total valuation of $1.2 billion. The acquisition marks JLL Income Property Trust’s strategic entry into the single-family rental (SFR) space at scale and boosts its residential allocation to over 40% of its $4.5 billion portfolio. The homes are 96% occupied and are diversified across key Sun Belt markets like Atlanta, Dallas, Phoenix, Nashville, Charlotte, and Tampa. CEO Allan Swaringen cited favorable demographic trends, rising construction costs, and constrained housing supply as key drivers for SFR growth.

DEVELOPMENT: Lincoln Property proposes $50 million project in Illinois. Lincoln Property Company has unveiled plans for a new $50 million BTR community in Naperville, Illinois, proposing 90 single-family rental units—34 two-story townhomes and 56 three-story row houses—on eight acres near Naper Boulevard and Plank Road. Bryan Farquhar, Senior Vice President at Lincoln, said the development aims to meet strong local demand for rental homes that offer flexibility, amenities, and low maintenance, while preserving a neighborhood feel. Estimated rents would range from $3,900 to $5,000 per month.

DEVELOPMENT: JCCG completes key milestones at Georgia BTR. Jim Chapman Construction Group (JCCG) has completed clubhouse and model home construction and secured Certificates of Occupancy for 26 units at Arbor View, a 162-unit BTR townhome community in Port Wentworth, Georgia, near Savannah. The company completed framing of all homes in just 10 months, with vertical construction starting in August 2024 and leasing now underway.

DEVELOPMENT: D.R. Horton proposes 190 townhouses, 57 single-family homes in Miami-Dade. D.R. Horton has filed an application for a 247-unit residential development in South Miami-Dade County. The homebuilder plans 190 townhomes and 57 single-family homes.
