FINANCING: JLL arranges $4.1 million financing. JLL has secured $4.1 million in JV equity for the development of Haven, a 25-unit single-family rental community in the Upper Arlington–Dublin neighborhood of Columbus, Ohio. The deal marks a new partnership between Onyx+East and Calibogue Capital. JLL’s team included Daniele Colbertaldo and Peyton Ackerman. Onyx+East’s Andrew Lahr, Jake Dietrich, Adam Mallory, Annie Richardson, and Calibogue’s Sperry Edwards were also involved in the financing.

FINANCING: Stark Enterprises secures financing for 244-unit project. Stark Enterprises has closed construction financing for Teal Ridge Village, a 244-unit BTR community planned for a 43.7-acre site in Gretna, a fast-growing suburb of the Omaha MSA. The development will offer 1-, 2-, and 3-bedroom ranch-style homes.

DEVELOPMENT: Tricon to open Sacramento BTR. Tricon Residential and Sares Regis, with development support from Signature Homes, will officially open Tricon Sunridge, a 114-unit BTR community in Rancho Cordova, California, by the end of the month. The property features three- and four-bedroom solar-powered homes averaging 1,601 sq. ft., each with smart-home tech, fenced yards, and two-car garages. The project broke ground in 2023. Originally financed by Comerica Bank with a $19.7 million construction loan in 2021, Tricon refinanced in 2023 with a $28 million note from Texas Capital Bank, maturing in 2026.

DEVELOPMENT: Stark Enterprises completes 416 units. Stark Enterprises has completed West Shire Village, a 416-unit BTR community in Ocala, Florida. Spanning 70 acres, the project includes full community amenities and marks a major milestone for the firm. VP of Development Jay Jesensky credited the Stark team for bringing the project to life.
