NEWS ROUNDUP

DISPOSITION: Roofstock completes sale of 90-unit BTR in Georgia. Roofstock has completed the sale of Brightside at Cloverleaf, a 90-unit BTR townhome community in Cartersville, Georgia. Olesya Epps, managing director of portfolio advisory at Roofstock, said the deal shows that institutional interest and transaction activity in the BTR sector remain active despite broader market uncertainty and increasing legislative scrutiny. She added that the transaction also highlighted the importance of strong execution, operational coordination, and partnership throughout the sale process.

FINANCING: Sallee Development secures $6.1 million loan. Sallee has secured a $6.1 million loan from North American Savings Bank to fund the horizontal development of Phase II at Barry West, its flagship BTR community in Kansas City’s Northland. The full project represents an investment of about $95 million and is expected to include 364 units at completion, featuring a mix of two-story and ranch-style townhomes off Barry Road. The financing was finalized by Becki Hill, chief financial officer at Sallee, working with Tom DeGregorio, senior vice president of construction and commercial lending at NASB.

DEVELOPMENT: NexMetro opens 229-home community in Arizona. NexMetro Communities is opening Avilla Bella Camino, a new 229-home cottage-style BTR community in San Tan Valley, with pre-leasing already underway ahead of its public opening later this quarter. Jacque Petroulakis, chief communications officer at NexMetro, said the project is designed for residents who want the space and privacy of a home with the convenience of professional management.

DEVELOPMENT: Parkland advances Georgia BTR. Parkland Residential is moving forward with construction at Park Ridge in Sugar Hill, Georgia, with Phase 1 nearly complete and Phase 2 now underway. Jim Jacobi, president of Parkland Residential, said strong early leasing in the first phase reflects continued demand in Gwinnett County as affordability pressures and limited for-sale inventory push more renters toward well-located housing options. Phase 1 is expected to reach full completion in the coming weeks, with certificates of occupancy already secured for all homes, while Phase 2 will add 68 more stacked townhomes, with the first deliveries scheduled for August.
