NEWS ROUNDUP

ACQUISITION: TBBG acquires Arizona BTR for $13.4 million. TBBG Investments, in partnership with Canopy Real Estate Partners, has acquired the 36-unit CJ Townhomes for about $13.4 million, with plans to rebrand the newly built 2024 community as The Sonoran Townhomes. The property includes three-bedroom townhomes with attached garages and private yards, plus amenities such as a pool and hot tub, dog park, fitness center, resident lounge, and outdoor gathering areas.

FINANCING: Trilogy secures construction loan for 45-unit Georgia rental project. Trilogy Investment has closed on a construction loan for REV3 at East Hollywood, a 45-unit rental townhome project near Decatur, moving the suburban infill development closer to vertical construction. Genesis Capital is providing the financing, while Pinnacle Partners joined the project through its BTR Opportunity Zone Fund. Jason Joseph, CEO and founder of Trilogy, said the loan closing marks an important step in advancing the development, which fits the company’s strategy of delivering well-located rental housing in markets with steady demand.

DEVELOPMENT: Chapco advances amenities for 287-home rental community. Chapco Design Build said framing is underway on the 4,700-square-foot clubhouse and construction is progressing on the swimming pool at Quinn Residences at Snapping Shoals, a dedicated rental community in McDonough, Georgia. Jay Kiger, president of Chapco Design Build, said amenities are important to attracting residents and supporting the success of the community, and that the firm is focused on delivering them on schedule ahead of leasing.

PEOPLE MOVES: Trilogy promotes David Beare to Chief Investment Officer. Trilogy Investment Company has promoted David Beare to chief investment officer, expanding his leadership role as the firm continues to grow its residential development and investment platform. In the role, Beare will oversee investment strategy and capital deployment across Trilogy’s portfolio, with a focus on sourcing new opportunities, deepening institutional partnerships, and supporting long-term growth.
