DEVELOPMENT: Trilogy breaks ground on 190-unit BTR in Texas. Trilogy Investment has closed a construction loan and broken ground on REV3 at Walnut Creek, a 190-unit BTR townhome community in Northeast Austin, Texas. Horizontal construction is scheduled to begin in March, marking the first phase of development in the rapidly growing submarket. Jason Joseph, CEO and Managing Partner of Trilogy Investment Company, said the project reflects the firm’s disciplined approach to timing development alongside regional employment and population growth. Leasing is expected to begin in Q3 2027, with project completion targeted for Q2 2028.

DEVELOPMENT: Crescent Communities closes land for 154 units. Crescent Communities has closed on the land for HARMON Clemmons, a new BTR townhome community planned just outside Winston-Salem, North Carolina. The project will span 21 acres and deliver 154 two-, three-, and four-bedroom townhomes featuring private yards, attached garages, and a curated amenity program designed to foster resident connection. Tony Chen, Senior Managing Director of Single-Family BTR at Crescent, said elevated mortgage rates are pushing more renters toward options that provide the space and independence of single-family living without the added costs and responsibilities of homeownership.

DEVELOPMENT: Jim Chapman Construction Group breaks ground on Alabama BTR. Jim Chapman Construction Group (JCCG) has begun construction on The Cottages at Loxley, a 250-unit BTR community in Loxley, Alabama. The project broke ground in January, with vertical construction expected later this year.

INVESTMENT: PPR Capital makes first North Carolina BTR bet. PPR Capital Management has invested in Townes at Millstone, a 133-unit BTR townhome community in downtown Kannapolis, North Carolina. PPR’s Craig Johnson said the greater Charlotte MSA has been a priority given strong job growth and in-migration, and pointed to Harris Teeter’s commitment as an additional signal of confidence in the submarket’s trajectory.
