FUNDRAISING: NexMetro launches BTR investment fund. NexMetro has launched Direct Access Fund 2026 (DAF 26), a private equity vehicle designed to give investors diversified access to newly developed Avilla Homes BTR communities. Ryan Krafczik, NexMetro’s VP of equity investments, positioned BTR as a durable, institutional-quality segment supported by affordability pressures, shifting lifestyle preferences, and demographic tailwinds.

DEVELOPMENT: Elysian Living debuts first single-family BTR community. A new luxury rental option has launched at Cadence, the master-planned community in Henderson, Nevada, with the debut of Homes by Elysian Living, the first single-family BTR project from Elysian Living. Co-founder and co-CEO Douglas Eisner said the project aims to “redefine single-family rental living,” offering space and privacy designed to accommodate remote professionals, seasonal residents, and growing households.

DEVELOPMENT: Crescent Communities opens 130-unit BTR. Crescent Communities has opened Harmon Jefferson Village, its first BTR community in North Carolina’s Triad. Leasing began in late January for the 130-unit rental townhome project located near Jefferson Village and New Garden Shopping Centers in Greensboro, with early demand reportedly exceeding expectations. Tony Chen said the project reflects Crescent’s focus on walkable, connected neighborhoods offering flexibility without long-term ownership commitments.

DEVELOPMENT: JCCG breaks ground on 265-home BTR in Florida. Jim Chapman Construction Group (JCCG) has started land development at Summerfield Cottages, a 265-unit BTR community in Wildwood, Florida. Vertical construction is expected to begin fall 2026, with first move-ins planned for spring 2027. Chris Mancuso said the project showcases JCCG’s end-to-end BTR execution—from early site work through vertical construction—built around institutional reporting discipline and trade partner coordination.
