NEWS ROUNDUP

DISPOSITION: TruVista sells BTR for $30.1 million. Bela Flor and TruVista Development have sold Avalon Townhomes, a BTR community in Avondale, Arizona, for $30.1 million, or about $430,000 per unit, to an undisclosed buyer. Mark Forrester, Andrew Curtis, and Ryan Boyle of Berkadia’s Phoenix office represented the seller in the transaction.

DEVELOPMENT: Bridge Tower acquires first phase for 179-home community in Texas. Bridge Tower has acquired Phase 1 of a 14-acre site to develop The Enclave at Fate Village, a 179-home luxury BTR townhome community in Fate, Texas, with groundbreaking expected in the coming weeks and first move-ins targeted for the first quarter of 2027. Jackson Su, managing partner of Bridge Tower, said the project is aimed at meeting strong local demand for quality housing by offering the space and permanence of a home with the flexibility of renting.

DEVELOPMENT: Capital Square launches Texas active-adult BFR DST portfolio. Capital Square has launched CS1031 Texas Active Living Portfolio I, DST, a Delaware statutory trust offering that will raise capital from accredited investors for two fully occupied BTR active-adult communities in McKinney and Waco, Texas. Louis Rogers, founder and co-chief executive officer of Capital Square, said the all-cash structure is designed to avoid mortgage-related risks while targeting stable income and long-term growth in the underserved 55-plus rental housing segment. Whitson Huffman, co-chief executive officer and chief investment officer of Capital Square, said McKinney and Waco are especially attractive markets for age-restricted housing because of their population growth and favorable demographics.
