FINANCING: JP Morgan lands $176 million for SFR portfolio. Walker & Dunlop has successfully arranged a $176 million credit facility for seven single-family rental communities across the Atlanta metropolitan area. The financing was secured on behalf of institutional investors advised by J.P. Morgan Asset Management, with Brookfield Asset Management’s Real Estate Credit group providing the capital. The portfolio includes 709 homes totaling 1.4 million rentable square feet. Walker & Dunlop’s New York Capital Markets team, led by Jonathan Schwartz, Aaron Appel, Keith Kurland, Adam Schwartz, Michael Ianno, Jackson Irwin, and Christopher de Raet, played a key role in structuring the financing. The firm’s Atlanta Investment Sales team, led by Brooks Battle, previously facilitated the transaction for J.P. Morgan Asset Management in 2021.

FUNDRAISING: Capital Square subscribes sixth BTR DST. Capital Square announced that its CS1031 Sidbury Station BFR Housing, DST offering has been fully subscribed, raising $22.9 million in equity from investors. The private placement includes a 113-unit BTR community in Castle Hayne, North Carolina. Acquired by Capital Square in July 2024, Sidbury Station consists of modern three-, four-, and five-bedroom detached single-family homes developed by D.R. Horton. Louis Rogers and Whitson Huffman, co-CEOs at Capital Square, expressed great enthusiasm for this development.

FUNDRAISING: Pretium is raising funds for SFR. Pretium Partners is raising its inaugural fund dedicated to acquiring single-family rental homes intended for affordable leasing. Founded in 2012 by former Goldman Sachs partner Donald Mullen, Pretium has rapidly expanded its footprint in the single-family rental market. The firm currently owns approximately 97,000 single-family homes, making it one of the largest institutional landlords in the United States.

DEVELOPMENT: Buckingham JV breaks ground on 165-unit BTR community. Buckingham and Onyx+East have officially broken ground on Mural Brownsburg, their first BTR community in Brownsburg, Indiana, under Buckingham’s Mural Collection. The development will feature 165 single-family rental homes, with the first homes expected to be available in October. Justin Brown, senior vice president of investments at Buckingham, emphasized the timeliness of the project, stating, “Build-to-rent has been growing in other markets around the country, and it’s the right time to bring more to the Midwest. BTR strikes a balance between rental convenience and single-family space.”
