NEWS ROUNDUP

DEVELOPMENT: Mandrake stabilizes 200-home BTR in South Carolina. Mandrake Capital Partners has stabilized a 200-home build-to-rent community in Bluffton, SC, the 16th of its communities to reach stabilization. The community has detached three- and four-bedroom homes with open floor plans, screened-in porches and private fencing. Ed Oprindick, president of Mandrake Capital Partners, said reaching stabilization shows the continued demand for well-designed BTR communities, and that the community gives residents the space, privacy and features of single-family living in the growing Bluffton market.

DEVELOPMENT: JCCG launches 60+ predesigned plans to speed up BTR development. Jim Chapman Construction Group (JCCG) has launched its Private Label Collection, a library of more than 60 predesigned and prepriced plan sets meant to help developers move build-to-rent communities from concept to construction faster. The collection includes single-story ranch, single-family and townhome plans, and developers can add their own community name, elevations and finishes. Jim Chapman, CEO of JCCG, said the BTR industry has matured and the collection gives developers a proven product without starting design from scratch each time. Chris Mancuso, president of JCCG, said the goal is to give developers a strong foundation they can make their own.

ACQUISITION: Dominium acquires land for 291-home affordable BTR in Arizona. Dominium has acquired 25 acres in Avondale, AZ, about 20 miles west of downtown Phoenix, from Milhaus for a 291-home affordable build-to-rent community. The income-restricted three- and four-bedroom homes will range from 1,100 to 1,350 square feet, each with a private backyard, for families earning up to 60% of the area median income. Jacob Berger, development associate at Dominium, said rents are expected to be about $1,600 for a three-bedroom home and $1,800 for a four-bedroom home, and that the land deal took about a year and a half to come together.

DEVELOPMENT: Red River begins site work on 206-home BTR in Texas. Red River Development has started utility and street construction on a 206-home build-to-rent community on 20 acres in Waco, TX, with co-investment from LV5 Capital. The single-family and duplex community will have 56 one-bedroom, 78 two-bedroom and 72 three-bedroom homes with private backyards and covered patios. Residents will share a resort-style pool, a clubhouse with a fitness center and coffee bar, a dog park and a playground. The community is Red River's seventh BTR project and will operate under its Trulo Homes brand.
