M&A: Berkshire Hathaway to acquire Taylor Morrison in $8.5 billion deal. Berkshire Hathaway has agreed to acquire Taylor Morrison Home in an all-cash deal valued at $8.5 billion. The transaction is expected to close in the second half of 2026, and Taylor Morrison’s existing management team, including CEO Sheryl Palmer, will remain in place. Palmer said Berkshire’s long-term investment horizon is a strong fit for the multi-year nature of homebuilding and should allow the company to scale in ways that would be harder as a standalone public builder.

ACQUISITION: Capital Square acquires 176-unit BTR for $56.2 million. Epoch Residential has sold Cacéma Townhomes, a 176-unit BTR community in Kissimmee, Florida, to Capital Square for $56.2 million. The acquisition was supported by a 10-year, $33.4 million Freddie Mac loan arranged by Walker & Dunlop, while JLL represented the seller. Developed by a partnership between Epoch Residential and The Carlyle Group, the community was completed in 2024 and marked Epoch’s first BTR project in metro Orlando.

DISPOSITION: JLL arranges sale of 144 units. JLL has brokered the sale of Somerset Bay, a 144-unit BTR in Spring Hill, Florida. JLL’s Zach Nolan, Frank Carriera, Joe Thavis, Ted Taylor, Kyle Butler and Devyn Freeland handled the transaction.

FINANCING: SIP Ventures closes $15 million recapitalization. Forest Creek Partners has completed a $15 million recapitalization for Phase I of Villages at Forest Creek. The financing covers the first 48 delivered units and supports lease-up, while Phase II, which will add the remaining 92 units, is scheduled to break ground in early 2027. SIP Ventures served as exclusive strategic adviser, helping structure the operating plan, bring in a national property management firm, and lead the capital markets process, while Genesis Capital provided the bridge loan. John Porter of Forest Creek Partners said the community offers a rare Class A rental product in one of the region’s strongest submarkets, and John Gallina said renter response is confirming demand for high-quality townhome living.
