DISPOSITION: Roofstock arranges sale of 65 units. Roofstock has arranged the sale of a 65-home, newly delivered and fully stabilized BTR community in Dallas, TX MSA. Roofstock’s Olesya Epps arranged the sale on behalf of the seller.

PARTNERSHIP: VineBrook Home partners with Evergreen for property management. VineBrook Homes has entered a strategic partnership with Evergreen Residential to enhance resident experience and streamline operations across its 21,000-home SFR portfolio. Under the deal, Evergreen’s property management arm, Evergreen Live, will assume management duties over VineBrook’s portfolio, which spans the Midwest, Heartland, and Southeast. VineBrook CEO John Good emphasized the companies’ shared mission of addressing housing affordability, while Evergreen CEO Joseph Negri highlighted the full-service nature of Evergreen’s platform, which includes revenue optimization, asset disposition, and performance monitoring. The phased transition to Evergreen Live will begin in Q3 2025 and continue through year-end.

DEVELOPMENT: CPI Capital and Invest5S launch 30-unit BTR in Texas. Canadian firm CPI Capital and San Antonio-based Invest5S have partnered on Apollo Oaks, a $12.8 million BTR duplex community in Helotes, set to deliver 30 units by May 2026. The 1,400 sq ft homes will offer three beds, three baths, private yards, two-car garages, and no shared amenities—helping keep rents around $1,999/month. CPI co-founder August Biniaz says San Antonio’s growth, affordability, and job market continue to drive demand. Construction is set to begin in September.

DEVELOPMENT: NexMetro completes 211 units. NexMetro Communities has delivered Avilla Railhead, a 211-unit BTR community in Cleburne, a southern Fort Worth suburb. The homes feature one- to three-bedroom layouts, private porches, gated backyards, smart-home tech, and EV-friendly garages. Community amenities include a pool, outdoor pavilion with grills, dog park, and gaming areas. Rents start at around $1,450 for one-bedroom units.
