DEVELOPMENT: Mandrake Capital achieves stabilization at 155-home Savannah, GA BTR. Mandrake Capital has achieved stabilization at Creekside, a 155-home BTR community in Savannah, Georgia. This milestone marks the firm's fourth successful BTR delivery and lease-up within the Savannah market, showcasing the robust demand for high-quality single-family rental housing in the Southeast. The community features a premium neighborhood amenity package, including a community swimming pool, a dedicated dog park, outdoor grill areas, and a relaxing hammock park, all tailored to meet the evolving lifestyle needs of modern renters. Local market dynamics, strong employment growth, and clear demand for a maintenance-free single-family lifestyle drove rapid absorption and stabilization at the property. "Savannah has proven to be an exceptional market for our BTR product," said Ed Oprindick. "There is demonstrated demand for single-family lifestyle without the friction of homeownership. Reaching stabilization on our fourth asset in Savannah is a clear indicator that this amenitized, neighborhood-style housing strategy is resonating perfectly with local renters and meeting the depth of demand in the region." 

FINANCING: Trilogy secures $30.7 million loan for 122-unit BTR. Trilogy Investment has secured a $30.7 million construction loan from Genesis Capital to develop REV3 at Stars Way, a 122-unit BTR townhome community in Emerson, Georgia. The approximately $39 million project will be built by REV3 Homes, Trilogy’s homebuilding division, with vertical construction scheduled to begin in late June and first home deliveries expected in late 2026. Jason Joseph, CEO and Managing Partner of Trilogy Investment, said the project is designed to meet growing demand for quality housing options while offering residents flexibility and accessibility.

DEVELOPMENT: Red Cedar completes Phase I of 84-unit community in North Carolina. Red Cedar Construction Services (RCCS) has completed Phase I of a new townhome community in Charlotte’s NoDa neighborhood, receiving its certificate of occupancy for the 84-unit development. Part of “The Collection” series of communities, the project features three-story townhomes with upscale finishes, including ceramic tile, premium fixtures, and open-concept floorplans. Steve Stawick, Chief Operating Officer of RCCS, said the completion of Phase I marks a significant milestone for the company and reflects growing demand for high-quality rental housing in Charlotte’s urban core. Red Cedar Construction Services served as the general contractor for the project.

DEVELOPMENT: Mark-Taylor opens BTR in Arizona. Mark-Taylor Residential has opened Estia at Zanjero Trails, a new BTR community in Surprise, Arizona. The community offers one- and two-bedroom rental homes with rents starting at $1,349 per month and is designed to provide an alternative to traditional apartment living for residents seeking more space and privacy. Andre Rivas, Managing Director of Mark-Taylor Residential, said the community is designed to support a connected and relaxed lifestyle, describing it as one of the company’s quietest communities in the West Valley.
