FINANCING: Arbor Realty Trust closes $802 million BTR loan securitization. Arbor Realty Trust has closed an $802 million securitization backed by BTR construction loans, marking a first-of-its-kind structure in the market. The deal includes $683 million in investment-grade notes and $119 million in retained subordinate interests. Arbor also retained approximately $41 million of the investment-grade tranche. The securitization covers loans secured by BTR properties in various construction phases, with funding split between the issuing entity and an Arbor affiliate holding participation interests. A $200 million senior revolving note—$50 million drawn at close—will fund ongoing construction advances and future collateral acquisitions during a two-year replenishment period.

EXPANSION: Strand Capital launches $250 million fund targeting SFR markets. Strand Capital has announced the launch of its inaugural $250 million fund focused on single-family rental housing, backed by its proprietary StrandScore® analytics platform. The platform compresses typical 7–10 year investment timelines to as little as three years by identifying high-growth, underserved housing markets through predictive data modeling and market simulations. The firm is led by Dr. Rajan Bhatt, who said “We’re building Strand not just as a fund, but as a movement to modernize real estate investing.” The leadership team includes CEO Daniel Erb and Head of Investment Strategy William McSweeney. The fund will be open to accredited investors, with a focus on delivering institutional-grade access and accelerated returns to high-net-worth individuals, family offices, and physician investors.

DISPOSITION: JLL arranges sale of 40-unit luxury BTR. JLL has arranged the sale of My Door Communities at Parkside, a 40-unit luxury BTR in Cary, North Carolina. JLL’s Casey Sherman and William Martin arranged the sale.

DEVELOPMENT: NexMetro opens 16th DFW community. NexMetro Communities has launched Avilla Railhead, its 16th BTR neighborhood in the Dallas-Fort Worth area, bringing 211 luxury leased homes to Cleburne, Texas. “With record regional population and job growth, our best-of-both-worlds lifestyle resonates with people seeking privacy, luxury, and maintenance-free living,” said Drew Klasing, NexMetro’s Managing Director for DFW. Avilla Railhead pushes NexMetro’s total DFW footprint to over 2,750 homes since its 2017 entry into the market. The company now has more than 10,000 homes completed or in development across the Sunbelt, including in Phoenix, Austin, Denver, Tampa, and Atlanta
