ACQUISITION: Invitation Homes invests $100 million in new acquisitions. Invitation Homes has acquired over 300 newly built single-family homes in the second quarter to date, investing more than $100 million across high-growth markets like Dallas, Denver, and Nashville. The homes were purchased through partnerships with multiple homebuilders, reinforcing the company’s strategy to expand housing supply in key metros. The company also launched its first developer lending program, announcing a $32.7 million loan to fund the construction of a 156-home community in Houston. The loan is secured by the project and includes an option for Invitation Homes to acquire the community once it reaches stabilization. “This loan marks an exciting milestone in our strategy to support the creation of new housing,” said Chief Investment Officer Scott Eisen, adding that Invitation Homes expects more such financing arrangements in the future as it partners with developers to grow a sustainable and accessible housing pipeline.

DEVELOPMENT: JLAM begins construction on 102 units. JLAM has officially broken ground on Lightkeeper’s Village, a 102-unit BTR community in Lewes, Delaware. The project will offer a mix of one-, two-, and three-bedroom homes, with amenities that include a clubhouse, pool, fitness center, and shared green spaces. Schell Brothers is serving as the project architect. Leasing is expected to begin by the end of 2025, targeting both local residents and out-of-state renters drawn to the region’s lifestyle appeal.

FINANCING: JLL secures loan for 373-unit community in Florida. JLL has arranged a $70 million non-recourse bridge financing for a 373-unit BTR community in Florida. JLL’s Max La Cava, Melissa Quinn, Rob Rothaug, and Jade Starkey secured the financing.

DEVELOPMENT: ResiBuilt launches BTR community in Florida. ResiBuilt has unveiled North Island Villas, a new BTR community just outside the gates of the Kennedy Space Center in Merritt Island, Florida. The 48-unit community features pet-friendly townhomes with more than 1,600 square feet of open living space, including a main-floor primary suite, two upstairs bedrooms, and 2.5 bathrooms. Residents also enjoy fenced-in yards, a community pool, and a shaded cabana.
