NEWS ROUNDUP

ACQUISITION: Bayshore Investment Partners acquires 101-home BTR in Florida. Bayshore Investment Partners (BIP) has acquired Ibis Park at Harmony West, a 101-home BTR community in St. Cloud, Florida. Developed by D.R. Horton, the community features newly constructed three-, four-, and five-bedroom detached single-family homes averaging 1,867 square feet, with two-car garages, smart-home technology, and modern interior finishes. Cynergy Property Management, BIP’s in-house property management platform, will oversee the community. Chad Freedman of Ballaga, Freedman & Atkins represented the partnership during the transaction, while Kyle Ryan, Brad Williamson, and Mitch Sinberg of Berkadia arranged agency financing. Will Crenshaw and Jeremy Miller of Gallagher secured the insurance program.

ACQUISITION: Miramar Capital acquires first phase of 49-unit Nashville BTR. Miramar Capital Advisors has acquired the first phase of Vinewood Townhomes, a 49-unit BTR community in Gallatin, Tennessee. Acquired as a forward sale from Lennar Homes, the newly constructed community expands Miramar’s growing BTR portfolio. Reliance Management Solutions, Miramar’s in-house property management platform, will oversee the community’s lease-up and ongoing operations as the firm continues to expand its presence across the Nashville market. Miramar also acknowledged Matt Carfaro and the PPR Capital Management team for their partnership on the acquisition, as well as Jordan Arand of Northmarq for helping facilitate the transaction.

FINANCING: CBRE brokers $7.1 million sale of fully-leased community. CBRE has arranged the $7.1 million sale of Bayside Townhomes, a 32-unit townhome community in Kenosha, Wisconsin. Campbell Creek Communities acquired the property from Bayside Townhomes, with Matson Holbrook, Gretchen Richards, and Sean Beuche of CBRE representing the seller in the transaction. The property was 100% occupied at the time of sale, and Campbell Creek Communities plans to implement a value-add strategy during its ownership.

FINANCING: Mandrake Capital refinances 143-unit BTR with $34.5 million loan. Mandrake Capital Partners has secured a $34.5 million refinancing loan for Easthaven Townhomes, a 143-unit BTR community in Pooler, Georgia. Bridge Investment Group, an Apollo platform company, provided the financing, while JLL arranged the transaction. The financing team was led by Michael Zaremski, Managing Director at JLL, and Clayton Ross, Director at JLL. Completed in March 2025, Easthaven Townhomes offers three-bedroom homes averaging 1,478 square feet and is located approximately 15 miles southwest of downtown Savannah.
