NEWS ROUNDUP

DEVELOPMENT: Mandrake Capital first homes at North Carolina BTR. Mandrake Capital Partners has delivered the first homes at Ivory on Long Creek, its newest BTR community, marking the start of resident move-ins. The development offers a mix of one-, two-, and three-bedroom cottage-style homes, duplexes, and apartment homes, complemented by amenities including a swimming pool, coffee bar, grilling areas, fire pit, conference room, and shared recreation spaces. Located along the Carolina Thread Trail, the community also provides direct access to miles of outdoor trails. Ed Oprindick, President of Mandrake Capital Partners, said the first unit deliveries represent an important milestone for the company as it continues expanding its portfolio of high-quality rental communities in markets with strong long-term fundamentals.

DEVELOPMENT: Yardly expands DFW portfolio with two BTR communities. Yardly, the BTR division of Taylor Morrison, is expanding its Dallas-Fort Worth portfolio with two new communities totaling 321 rental homes in St. Paul and Arlington, Texas. Mitch Avery, Vice President of BTR Operations at Taylor Morrison, said the projects are designed to meet growing demand from renters seeking the space and privacy of single-family homes as homeownership remains less affordable. Yardly St. Paul will feature 151 detached homes, with leasing expected to begin in the fourth quarter of 2027, while Yardly Loretta Day will deliver 170 townhomes—the company's first townhome build-to-rent community in DFW—with leasing scheduled to start in the first quarter of 2028.

FINANCING: Keystone closes $34.5 million construction loan. Keystone National Group has closed a $34.5 million construction loan to finance a 163-unit BTR community in the greater Auburn, Alabama area. The financing will support a local developer and contractor with experience delivering BTR communities across the Southeast. Ben Clifford and Jake Stephenson led the transaction on behalf of Keystone.

PEOPLE MOVES: Parkland Communities expands Georgia portfolio and leadership team. Parkland Communities is expanding its operations across Georgia, growing its BTR, for-sale, property management, and brokerage businesses while adding new leadership and recruiting across multiple divisions. The company recently appointed Kristine Forbes as Director of Sales for Prim Realty, overseeing sales for its expanding for-sale portfolio, and Farrell Middleton as Director of Operations to support the company's continued growth. Jim Jacobi, President of Parkland Communities, said the expansion comes as the company continues to grow its development pipeline, which now exceeds 3,000 lots, while Brett Forney, Managing Broker of Prim Realty and Managing Partner of Prim Properties, said the launch of Prim Realty strengthens the company's ability to serve both rental residents and homebuyers.
