PARTNERSHIP: Taylor Morrison secures $3 billion financing facility. Taylor Morrison has announced a $3 billion land and construction financing facility with Kennedy Lewis Investment Management to support the expansion of its BTR brand, Yardly. The deal also involves Millrose Properties, which has posted a nearly 48% return over the past six months, according to InvestingPro. The agreement will fund existing and new land acquisitions, development, and vertical construction for Yardly communities, providing capital flexibility as Taylor Morrison evaluates future asset dispositions. Yardly’s offerings focus on single-family rental homes with private backyards and community amenities, targeting renters who may later transition to homeownership. “This strategic financial facility agreement dedicated to our build-for-rent business will help to scale our existing core competencies of land acquisition, land development, and efficient home construction,” said Sheryl Palmer, Chairman and CEO of Taylor Morrison. The partnership builds on a prior land banking relationship between Taylor Morrison and KLIM. KLIM, which manages $30 billion in assets, is also affiliated with Millrose Properties, whose CEO Darren Richman — also Managing Partner at KLIM — emphasized the transaction as a “use case for land banking as a capital solution to meet the diverse needs of our homebuilder counterparties.”

DEVELOPMENT: Dominium to deliver 278-unit affordable BTR project in Arizona. Dominium is set to expand its affordable BTR portfolio with Townhomes on Earley, a 278-home community in Casa Grande, Arizona. The project is being developed in partnership with Ironmark Building and a Dominium subsidiary responsible for construction and architectural services. The development will feature a mix of single- and two-story duplexes offering three- and four-bedroom floorplans, each with private backyards. Community amenities will include a clubhouse, gym, swimming pool, and playground. The project secured Low-Income Housing Tax Credits (LIHTC) and a layered financing structure.

DEVELOPMENT: JCCG delivers 193-unit BTR in Georgia. Jim Chapman Construction Group (JCCG) has completed construction on South Pine Living, a 193-unit BTR townhome community in South Fulton County’s Union City, Georgia, wrapping up the project in just 23 months. Development on the 34-acre site began in August 2023, vertical construction kicked off in July 2024, and all certificates of occupancy were secured by June 2025. The project was officially delivered to NexMetro in mid-July. South Pine consists of two-story townhomes offering between 1,332 and 1,483 square feet, with two floor plan options that feature luxury vinyl tile flooring throughout, quartz countertops, stainless steel appliances, in-unit washer/dryers, and one-car garages. Many units also come with private backyards.

DEVELOPMENT: Mosaic completes Arizona BTR. Mosaic has completed Avilla Palomino, a 197-unit BTR community in Glendale, Arizona. The project was delivered to NexMetro, marking the company’s first BTR in Glendale.
