DEVELOPMENT: AHV Communities expands into Nashville with two BTR communities. AHV Communities is entering the Nashville, Tennessee, market with two BTR developments in Bellevue: Adagio on the Pike, a 151-home community, and Lyra at the Quarry, a 162-home duplex community. Mark Wolf, Founder and CEO of AHV Communities, said Nashville has long been a target market due to its strong population and employment growth. Construction on Adagio began in early 2026, with first move-ins expected in early 2027, while Lyra is scheduled to break ground in early 2027 and welcome residents in late 2027.

DEVELOPMENT: BBL Building Co. nears completion of 261-home Texas BTR community. BBL Building Company has reached another construction milestone at YardHomes Spring West, a 261-home BTR community in Spring, Texas, with the turnover of Phase 10. The company said landscaping and site fencing are expected to be completed by the end of the month, while final punch work continues across Phases 11 and 12. The final phase is scheduled for turnover in early September, bringing the project to completion. BBL thanked its project team, trade partners, and ownership group for their contributions as the community approaches delivery.

MARKET: VineBrook Homes sells older Midwest rentals while expanding BTR portfolio. VineBrook Homes has listed 1,575 single-family homes for sale—approximately 8% of its 20,000-home portfolio—as the company shifts away from older workforce housing assets and expands into newer BTR communities in the Sun Belt. According to Parcl Labs, the largest concentrations of listings are in Atlanta (22%), Memphis (18%), and Pittsburgh (15%), while VineBrook's core Ohio markets have significantly lower listing activity.

PEOPLE MOVES: TerraLane President to retire. Steven LaTerra, President of TerraLane Communities, the BTR division of IHP Capital Partners, will retire in September after leading the platform's growth since its inception. Under LaTerra's leadership, TerraLane expanded to more than 1,600 homes across seven Sun Belt communities, establishing build-to-rent as a core component of IHP's integrated investment platform alongside its land and housing joint-venture strategies.
