DEVELOPMENT: Legacy Partners and The Resmark Companies launch leasing for two BTR communities. Legacy Partners and The Resmark Companies have begun leasing Harlow and Adair, two new single-family BTR communities in the rapidly growing northern Dallas suburbs. Harlow, located in Melissa, Collin County, offers 133 homes, while Adair, in Aubrey, Denton County, features 134 homes. “We’re proud to debut these rental homes in fast-growing suburban communities with easy access to major employers,” said Matt Brendel, Executive Managing Director at Legacy Partners. Ziv Cohen, CIO of Resmark, added, “Legacy is a trusted partner, and we’re pleased to expand into the BTR sector together to deliver purpose-built homes that match growing demand.” Both communities feature resort-style pools, clubhouses, coworking spaces, dog parks, and outdoor kitchens. Blackland Partners served as the general contractor on both developments.

DEVELOPMENT: Greystar and KTGY break ground on 525 units. Greystar and design firm KTGY have begun construction on Old Ivy, a 525-unit BTR community in Charlottesville, Virginia. The development is located near the University of Virginia’s Darden School of Business, offering proximity to both nature and urban amenities. Set on 35 acres in Albemarle County, Old Ivy will deliver 336 garden-style apartments and 189 BFR homes—including standalone three-bedroom houses and townhomes—clustered around green parklets. Unit sizes range from 685 to 1,434 square feet.

FINANCING: Capital Square fully capitalizes $43 million for Glendale BTR community. Capital Square has fully capitalized its latest offering—Capital Square Glendale BFR—raising over $43 million in equity for a new 320-unit BTR community in Glendale, Arizona. The project, co-developed with Sunstone Two Tree, will be branded Ironwood Homes at The Rosefield. “This is another successful build-for-rent project by Capital Square,” said Louis Rogers, co-CEO. “Final delivery is expected on time and under budget, with units already leasing.” Ironwood Homes at The Rosefield will include 102 detached single-family homes (avg. 1,655 sq ft) and 218 townhomes (avg. 1,257 sq ft), each featuring two-story designs, private yards, and garage access. Community amenities include a resort-style pool, fitness center, parks, BBQs, gated entry, and sports courts. Construction is scheduled for completion in Q3 2026, but 10% of units have already been delivered, with leasing and move-ins underway. “This offering’s success reflects growing demand for well-located BFR housing,” said Whitson Huffman, Capital Square co-CEO and CIO. “With strong fundamentals and a strategic development partner, we’re confident in the project’s long-term value.”

DISPOSITION: Berkadia arranges sale of 112 units. Berkadia has arranged the sale of Villas at Oak Bend, a 112-unit BTR in Baton Rogue, Louisiana. Berkadia’s Andrew Curtis, Mark Forrester, and Gregg Cordaro handled the sale.
