NEWS ROUNDUP

ACQUISITION: Wrightwell acquires 40-unit BTR. Wrightwell has entered the Raleigh-Durham market through the acquisition and management takeover of Parkside Townhomes, a newly built 40-unit Class-A BTR community in Cary, North Carolina. Parkside features two-story, energy-efficient townhomes with private garages, modern interiors, and access to greenway trails. “Parkside reflects the kind of asset we’re seeking to invest in—and help others operate,” said Anthony DePalma, Co-Founder and CEO. The deal marks Wrightwell’s official entry into North Carolina and expands its third-party management platform for BTR, multifamily, and SFR assets. Co-Founder and COO Alex Kahn added that the firm is already implementing upgrades to landscaping and resident services, calling it “the Wrightwell standard.”

DEVELOPMENT: Tower Homes opens 42-unit community in Alabama. Tower Homes has finished Huntley Knoll, a 42-unit BTR development in Pelham, Alabama. Move ins began in May and the last units are currently finishing construction. Tower Homes is the developer. Fairin Realty is the property manager.

FINANCING: HSF lends $36.2 million for 160-unit BTR project near Houston. HALL Structured Finance (HSF) has issued a $36.2 million construction loan for Humble Ranch, a 160-unit BTR community underway in Atascocita, Texas. Developed by Lēva Living, the project will include a mix of 1-bedroom duplexes and 2- and 3-bedroom detached homes, all featuring quartz countertops, stainless steel appliances, and private fenced yards. Amenities will include a clubhouse, business center, fitness center, pool, and access to the adjacent 21-acre Atascocita Park. Paul Smyth of Broadsword Investors arranged the loan. Construction is expected to finish in Q3 2026.

PEOPLE MOVES: JLL expands BTR team. George Maravilla and Noah Schott have joined JLL’s National BTR team as Managing Director and Director, respectively. Maravilla, previously a Partner at Tower Capital, has closed over $2 billion in construction financing and joint venture equity for 50+ BTR communities since 2018. He also spent 14 years at DMB Associates managing financial risk and structuring deals across $700 million in acquisitions and developments. Schott, also from Tower, helped place over $600 million in debt and equity for BTR projects and previously worked on JLL’s Chicago Capital Markets team.
