DEVELOPMENT: PeakMade and Blue Vista break ground on 204-unit BTR. PeakMade and Blue Vista have broken ground on Olathe Commons, a 204-unit BTR community in Olathe, Kansas. The project will include 60 single-family cottages and 154 townhomes, with leasing set to begin in August 2026 and full completion expected by September 2027. The development is financed by Old National Bank, with Open House Group, a Tokyo-based developer, joining as a limited partner. Homes will offer two- to four-bedroom layouts, modern finishes, private yards, and most with attached garages. Jason Schwartz, Managing Principal at Blue Vista, said the project continues their investment strategy of combining single-family living with multifamily-style amenities.

DEVELOPMENT: New BTR opens in Knoxville, Tennessee. Alden North Knoxville has officially opened as one of the region’s first fully dedicated BTR communities. The development introduces over 100 homes tailored for renters seeking the privacy and space of single-family living. Alden North offers fenced yards, private garages, and driveways, alongside amenities like a clubhouse, gym, and pool.

PARTNERSHIP: ResiBuilt and Quinn Residences partner on townhome community in Georgia. ResiBuilt has announced a partnership with Quinn Residences to deliver The Forum, a new BTR community of luxury townhomes located in Covington’s emerging Town Center. The project will feature a variety of modern floorplans and high-end finishes aimed at setting a new standard for upscale rental living in the area.

DISPOSITION: MTK Developments sells Florida BTR community. MTK Developments has sold Allure on Enterprise, a 130-unit BTR community in DeBary, Florida, to KRI Partners, with Cushman & Wakefield brokering the deal. The transaction was facilitated by Nick Meoli, Joey Blakley, and Mike Donaldson of Cushman & Wakefield. Completed in 2023 and now 98% occupied, the property includes 70 townhomes, 24 carriage homes, and 36 flats, all with attached garages, on a low-density 15-acre site. Amenities include gated access, a clubhouse, resort-style pool, yoga studio, dog park, EV charging, and more.
