FUNDRAISING: PPR Capital launches $100 million BTR fund. PPR Capital Management has launched the PPR Keystone Housing Growth Fund, a $100 million investment vehicle focused on acquiring BTR communities from developers across key U.S. markets. The fund will target 150- to 250-unit communities in markets including Dallas, Nashville, Charlotte, Raleigh, Denver, Salt Lake City, Chicago, Philadelphia, Richmond, and West Palm Beach, with plans to complete six to eight acquisitions. Craig Johnsen, Chief Asset Officer at PPR Capital, said the strategy is designed to capitalize on distressed selling opportunities created by market uncertainty surrounding the 21st Century Road to Housing Act, which ultimately preserved institutional ownership of build-to-rent communities.

FINANCING: Progress Residential secures $384.7 million refinancing for multi-state portfolio. Progress Residential has secured a $384.7 million refinancing from Goldman Sachs Mortgage Company backed by a multi-state single-family rental portfolio valued at $462.1 million. The portfolio includes 64 homes in Broward County, Florida, spread across 14 cities, with properties in Fort Lauderdale, Pompano Beach, and Lauderhill among the largest concentrations. The loan closed at an 83% loan-to-value ratio.

DEVELOPMENT: Mandrake Capital completes amenity center at North Carolina BTR.
