DEVELOPMENT: CBI Construction Services begins construction on 258 units. CBI Construction Services has begun construction on Abrazo at Robinson Gateway, a 258-unit BTR community in Palmetto, Florida. Developed by Tampa-based Third Lake Development, the cottage-style neighborhood will include a clubhouse, pool, putting green, community garden, and two dog parks across nearly 291,000 rentable square feet. Designed by BSB Design, the project is expected to be completed by 2027. Abrazo is one of several BTR and multifamily developments Third Lake is advancing across the Southeast as it targets over 9,000 units in the next three years.

DEVELOPMENT: Cape Companies and JK Equities plan BTR community in North Carolina. The Cape Companies and JK Equities are developing a 70+ unit BTR community called The Cape at Jacksonville, located off Rocky Run Road near Camp Lejeune in Onslow County. Targeting mid-2026 for initial deliveries, the project follows Cape’s prior success with The Cape at Sandy Neck in Fayetteville. Jacksonville BTR Owner, linked to Cape principal Matthew Alfonso, acquired the 17-acre site for $600,000. The development aims to serve both military families and local residents with high-quality rental housing as Jacksonville’s population continues to contract slightly amid shifting housing dynamics.

DEVELOPMENT: Sunbelt Holdings launches first BTR project. Scottsdale-based Sunbelt Holdings has begun leasing its first BTR community, The Hillburn, in North Phoenix’s Sonoran Foothills. The luxury rental neighborhood will include 283 townhomes and single-family detached homes and is located near TSMC’s $165 billion semiconductor campus. Homes will feature private yards, attached garages, and modern architectural design. Community amenities include a 6,200-sq-ft clubhouse, pool, golf simulator, fitness center, and pet- and family-friendly spaces. John Graham, Chairman and CEO of Sunbelt, emphasized the project’s strategic planning and partnership with BTR general contractor Mosaic and equity partner Rockpoint. Mosaic’s Alex Pollack also praised the collaboration.

FINANCING: CoreVest provides $8.1 million for 56 properties. Brendan Hamilton, VP at CoreVest, announced that CoreVest has funded a 56-property rental portfolio across Savannah, Georgia. The funding came in the form of a $8.1 million loan.
