DISPOSITION: Berkadia arranges sale of $112.5 million BTR. Berkadia has brokered the sale of Bungalows on Camelback, a 334-unit BTR in Phoenix, for $112.5 million. Berkadia’s Andrew Curtis, Mark Forrester, and Ryan Boyle arranged the sale.

DEVELOPMENT: NexMetro opens Atlanta-area BTR community. NexMetro Communities has opened Avilla Holloway, its first Avilla-branded BTR community in the greater Atlanta market. Sean Rust, Vice President of Development for NexMetro’s Atlanta Division, said the opening marks a major milestone in the company’s expansion strategy and is the first of several planned Avilla communities representing more than $210 million in investment across the region.

FINANCING: Forman Capital provides $49.4 million construction loan for Nashville BTR. Forman Capital has provided a $49.4 million construction loan for Moda Vista, a 102-unit BTR community planned in Nashville’s Bordeaux neighborhood. Moda Homes is the borrower and developer of the project, with sitework currently underway ahead of vertical construction, which is expected to begin in summer 2027. Additional details about the development have not yet been released.

FINANCING: Parkland Residential refinances 114-home Georgia BTR. Parkland Residential has refinanced Sugarloaf Landing, its 114-home BTR community in Lawrenceville, Georgia, with a new five-year loan from United Bank after the community reached 98% leased. The project achieved stabilization just over a year after vertical construction began in August 2024 and officially opened in February 2025.
