DEVELOPMENT: Urban Moment eyes Raleigh for first out-of-state BTR community. Urban Moment Development is seeking to rezone 30 acres in Raleigh near Capital Boulevard to build its first rental home community outside Texas. The project would include up to 240 detached and attached rental homes with yards and shared amenities—marking a shift toward “horizontal multifamily” living. The Austin-based developer, known for its YardHomes concept, is targeting rezoning and annexation approvals to bring the project to life in a fast-growing housing market strained by affordability.

DEVELOPMENT: ARK Homes begins leasing at BTR near Savannah. ARK Homes For Rent has begun leasing at Waterside at Rice Hope, a newly completed single-family rental community in Port Wentworth, Georgia. The development features three-bedroom, two-and-a-half-bathroom townhomes with chef-inspired kitchens, smart home technology, and attached garages, with rents starting at $1,999. CEO John Isakson said the community reflects ARK’s strategy to grow in high-demand Georgia markets. The property offers resort-style amenities and is supported by ARK’s resident mobile app. Waterside follows ARK’s recent opening of Walker Point in Brunswick, a 237-home BTR community set across 25 acres.

DISPOSITION: Berkadia brokers sale of South Carolina SFR community. Berkadia has announced the sale of The Cottages at Alex Patterson Place, a 14-home Class A single-family rental community on Hilton Head Island, South Carolina. The deal was led by Thomas Colaiezzi, Caleb Troop, and Matt Robertson of Berkadia on behalf of sellers Putnam Atlantic Properties and Verde Capital. Colaiezzi praised the team for delivering a well-maintained asset in a prime market. The site includes a permit-ready phase II for six additional cottages and offers strong access to nearby beaches, retail centers, and hospitality jobs.

MARKET: AMH to release Q2 2025 earnings on July 31. American Homes 4 Rent will report its Q2 2025 financial results on July 31 after market close, followed by a conference call on August 1. With over 61,000 homes nationwide and recent accolades as a Top U.S. Homebuilder and a Great Place to Work®, AMH remains a key player in the single-family rental sector. Investors will be watching closely for updates on revenue growth, margins, and strategic direction amid a shifting housing market.
