DISPOSITION: Berkadia arranges sale of 28.5 acres. Berkadia has brokered the sale of a 28.5-acre multifamily site in Bexley, a master-planned community north of Tampa, Florida. Berkadia’s Matt Mitchell and Chris Burtner represented seller Brookfield Residential Land, with Maymont Homes acquiring the land for an undisclosed price. In partnership with The Dinerstein Companies, Maymont plans to develop Pasco County’s first BTR community, offering two- and three-bedroom homes with private yards, garages, and amenities like a clubhouse, pool, and parks. Brad Dinerstein, Managing Partner at Dinerstein, said the community will blend the privacy of a single-family home with professional management. Travis Blum, VP at Maymont, emphasized the project’s resident-first approach.

DEVELOPMENT: Center Park Group breaks ground on 115 units. Center Park Group has officially broken ground on Hayloft Holly Springs, an active-adult rental community in Cherokee County, Georgia. The project is being developed in partnership with OneStreet Residential, a leader in age-targeted housing. The 115-home community spans over 20 acres, with 12.5 acres allocated for residential use and the remainder set aside for future commercial development that will offer walkable access to dining and retail. Jason Esposito, CEO of Center Park Group, stated: “We are proud to partner with OneStreet Residential on Hayloft Holly Springs. Construction is underway, and we look forward to welcoming renters in the fall.” Center Park Group is overseeing construction of the homes and amenities, while OneStreet will retain ownership and lead leasing and property management once completed. Leasing is expected to begin in early summer 2026.

DEVELOPMENT: Rockefeller Group breaks ground on first Arizona BTR projects. Rockefeller Group has officially begun vertical construction on its first BTR communities in Arizona. The Corsica Villas projects will deliver a combined 152 two- and three-bedroom townhomes across 16.5 acres. Mosaic, a full-stack BTR development platform and general contractor, is leading all construction phases. The company completed horizontal infrastructure work and has now started framing on both sites, which are less than two miles apart. “Running these projects concurrently has allowed us to optimize operations across both sites and create efficiencies by leveraging shared trade partners,” said Jake Miller, Managing Director of Operations at Mosaic. Mark Singerman, Vice President of Development at Rockefeller Group, added: “Corsica Villas reflects our long-standing commitment to Arizona. These communities provide new housing options in a fast-growing area of Phoenix, close to jobs and infrastructure.”

DEVELOPMENT: NexMetro begins preleasing at Texas BTR. NexMetro has begun preleasing at Avilla Berry Creek Highlands, a new BTR in Texas. The community will feature a mix of one-, two-, and three-bedroom detached homes, each designed with private backyards, stainless steel appliances, smart home technology, and private entrances, delivering the feel of a standalone home with the ease of professional management.
