NEWS ROUNDUP

FINANCING: JLL secures JV equity and $36.8M construction loan for 132-home BTR in Florida. JLL Capital Markets has secured joint venture equity and a $36.8M non-recourse construction loan for a 132-home single-family build-to-rent community in Lady Lake, FL, next to The Villages. JLL represented the landowner in forming a joint venture with an institutionally backed BTR developer, and placed the construction debt with a blue-chip credit fund. Max La Cava, managing director at JLL Capital Markets, said the capital structure was complex and came together because every party brought creativity and a real partnership approach. La Cava led the JLL advisory team with Pier Barinci, Abbie Kushner and Jose Nogueras.

DEVELOPMENT: BrightSky readies vertical construction on 137-home BTR in California. BrightSky Residential has finished grading and started site improvement work on a 137-home build-to-rent community in Antioch, CA, and is preparing for vertical construction. The community will have detached single-family homes and duplexes with private outdoor space, quartz countertops and smart home technology, plus a pool, clubhouse, pocket parks and picnic areas.

DEVELOPMENT: Center Park advances construction on 192-townhome BTR in South Carolina. Center Park Group is building 192 three-story build-to-rent townhomes and the community amenities for TBC Development on a 46.7-acre site in Charleston, SC. The three-bedroom townhomes have about 1,200 square feet and one-car garages, and residents will share a resort-style pool, playground, dog park and walking trails. The site is in the Point Hope master-planned community, and Batson-Cook Development Co. is also a development partner.

FINANCING: Robbins secures $19.2M Freddie Mac loan for 74-home active adult BTR in Florida. Robbins Property Associates has acquired a newly built 74-home build-to-rent community for residents 55 and older in Delray Beach, FL, with a $19.165M Freddie Mac loan arranged by Berkadia. The 10-year, fixed-rate loan is interest-only for the full term. Mitch Sinberg, Brad Williamson, Scott Wadler and Hugo Hernandez of Berkadia arranged the financing. The two- and three-bedroom homes have private brick-paved patios, and residents share a clubhouse, two pools, tennis and pickleball courts and a 2.4-mile walking trail. Sinberg said demand for active adult rentals keeps growing in South Florida as the age-qualified population expands and new deliveries slow.
