BTR Daily - January 5, 2026 - Four Corners buys 147 units for $36M

Parkland Communities buys land for three projects. Wrightwell expands into Midwest with two acquisitions. Peakline and Lincoln break ground on Naperville BTR. More than 64,000 BTR units under construction. Two new BTR deals.

ACQUISITION: Four Corners buys 147-unit Houston BTR for $36 million. Four Corners Development Group (FCDG) acquired a 147-unit BTR community in Houston from D.R. Horton (DRH) for $36.015 million ($245,000/unit) — its third transaction with DRH in six months. The deal closed on an accelerated four-week timeline, with financing arranged by Polaris Funding led by Nate Hyman, and the property will be managed with United Apartment Group (UAG).

ACQUISITION: Parkland Communities buys land for three projects. Parkland Communities has acquired land for three new townhome communities in Snellville, Georgia — Brookwood Green, Stonehaven Park and Bethany Park. Jim Jacobi, president of Parkland Communities, said the projects will deliver “missing-middle” homes at rare price points in Gwinnett County. Bethany Park, the BTR component, will include 140 rear-entry townhomes plus a 14,000-sf commercial building.

ACQUISITION: Wrightwell expands into Midwest with two acquisitions. Wrightwell has entered the Midwest with the acquisition of Elm Grove in the Kansas City metro and Summit Townhomes in Northwest Arkansas, totaling 191 BTR homes. The deal marks Wrightwell’s first expansion outside the Southeast and brings its national portfolio to 365 units across five communities. Anthony DePalma, CEO and Co-Founder of Wrightwell, said the Midwest offers “durable demand, stable economic foundations and measured new supply,” while Alex Kahn, COO and Co-Founder, highlighted Kansas City and Northwest Arkansas as markets with balanced supply-demand dynamics that support long-term performance.

DEVELOPMENT: Peakline and Lincoln break ground on Naperville BTR. A JV between Peakline Real Estate Funds and Lincoln Property has broken ground on The Claire, a 90-unit BTR townhome community in Naperville, Illinois. The eight-acre project will deliver 34 two-story townhomes and 56 three-story rowhomes, with first move-ins expected in Q2 2026. FNBO is providing construction financing, Kinzie Builders is the general contractor, BSB is leading design and landscape architecture, V3 Companies is the civil engineer, and RPM Living will manage the property.
