130-unit rental homes community proposed in Alabama. Tower Homes' reaches full lease-up at Alabama BTR. CushWake closes $436M in volume. Negative rent growth is forcing a rethink of SFR strategy in the Sun Belt. Two new BTR deals.

NEWS ROUNDUP

DEVELOPMENT: Trilogy Investment to deliver 650+ new homes in South Carolina. Trilogy Investment has acquired land in Jasper County to deliver more than 650 new homes through its land development platform, Tierra Development, with homes to be built by NVR. The first project, Heron Pointe will include 414 homes on 118 acres. Phase one will deliver 174 homes, with phase two expected to begin next summer. Trilogy purchased the site for approximately $6.8 million, with phase one financed by Harvest Capital. The second project will add 240 homes. Jason Joseph, CEO and Managing Partner of Trilogy Investment, said the projects reflect the firm’s strategy of pairing high-quality land with strong builder and capital partners to deliver much-needed housing supply across the Southeast.

DEVELOPMENT: 130-unit rental homes community proposed in Alabama. 9XL Properties and Cook Publications have proposed Madison at Cahaba Beach, a 130-unit rental home development featuring cottages and duplexes along Cahaba Beach Road in Shelby County.

DEVELOPMENT: Tower Homes reaches full lease-up at Alabama BTR. Tower Homes has fully leased Huntley Knoll, a 42-home BTR community in Pelham, Alabama. The community offers private entrances, fenced backyards, and a neighborhood layout, with leasing and management handled by Fairin. The lease-up mirrors strong performance at nearby Huntley Park, a 37-home Tower Homes rental community that remains fully occupied. Clint Johnston, President of Tower Homes, said the results reflect renter preference for space, privacy, and flexibility over conventional apartments.

MARKET: Cushman & Wakefield’s Sunbelt group closes $436 million in volume. In 2025, Cushman & Wakefield’s Sunbelt advisory group, made up of Parker Caldwell, Alex Brown, Robert Yates, Tyler Mayo, Austin Green, Bo McHugh, Craig Hey, and Alex Phillips, closed 17 properties at a sales volume of $436 million.
