JOINT VENTURE: Silverstone Partners and JSB Capital form JV. Silverstone Partners and JSB Capital Group have formed a programmatic joint venture targeting multifamily and BTR acquisitions across primary and secondary U.S. markets. The partnership launched with the acquisition of a four-property, 277-home BTR portfolio in Midland, Texas, purchased from Related Companies. “This partnership validates our thesis on today’s multifamily capital markets,” said Manoj Ramprakash, managing partner and founder of Silverstone Partners. Bobby Svigals, senior vice president at JSB Capital Group, added that the acquisition offers an attractive basis in a supply-constrained market with strong long-term fundamentals.

DEVELOPMENT: Trilogy begins move-ins at Phoenix BTR. Trilogy Investment has begun delivering the first homes at REV3 at Avondale Station, marking the start of resident move-ins at the 107-unit BTR community in Phoenix’s West Valley. Trilogy has selected RangeWater Real Estate as the professional management partner for the project. Jason Joseph, CEO and managing partner of Trilogy Investment Company, said the first deliveries reflect strong regional demand for professionally managed rental homes that offer single-family living.

DEVELOPMENT: Sunstone Two Tree advances Phoenix BTR pipeline. Sunstone Two Tree is actively delivering homes across three new BTR communities in the Phoenix metro—located in Waddell, Tolleson and Phoenix—that will total more than 550 rental homes at full buildout. The projects were announced in September 2023, with construction starting the following month.

DEVELOPMENT: PCCP, Trinitas Ventures, and Peninsula Investments break ground on 237 units. A JV of PCCP, Trinitas Ventures, and Peninsula Investments has begun construction on Avanza at Hyde Park, a 237-unit BTR community in Noblesville, Indiana. The 25.5-acre villa and townhome project is scheduled for delivery in Fall 2027. Andrew Barbakoff, Senior Vice President at PCCP, said the project aligns experienced partners to deliver a Class A BFR community in one of the Midwest’s most affluent submarkets.
