DEVELOPMENT: Sallee Development breaks ground on Kansas BTR. Sallee Development has begun construction on the BTR townhome phase of Hidden Hills, an 80-acre master-planned community in Spring Hill, Kansas. The project includes 240 single-family homes by Hakes Brothers and 96 BTR townhomes developed by Sallee.

DEVELOPMENT: Tricon launches first BTR community in Sacramento. Tricon Residential has made its first acquisition for what will become the first BTR community in Sacramento’s Delta Shores, purchasing the initial batch of townhomes from Signature Homes. Tricon acquired 12 three- and four-bedroom townhomes on Perla Way for $5.34 million, as part of a planned 101-unit attached townhome development.

DEVELOPMENT: Mill Creek breaks ground on 166-home community in Arizona. Mill Creek Residential has broken ground on Amavi Queen Creek, a 166-unit BTR townhome community in Phoenix’s East Valley. Sam Griffin, President of West Region Single-Family Rental at Mill Creek, said the project targets growing demand in the East Valley, which has seen less new housing supply than the West Valley.

DISPOSITION: Related Companies sells portfolio. Related Cos. has finalized the sale of a four-asset, 277-unit portfolio in Midland, Texas. The portfolio includes Delmar Villas (92 units), Enclave (68 BTR homes), Brighton Court (60 apartments), and Signature Place (57 BTR units). Institutional Property Advisors, a division of Marcus & Millichap, brokered the transaction for both the seller and buyer.
