Avanti breaks ground on 78 units. Center Park Group advances 58-unit BTR. Chapco advances Florida BTR. BTR now makes up 7% of single family home starts. Two new BTR deals.

FINANCING: JLL arranges $130M refi for BTR portfolio. JLL has arranged a $130 million refinancing for the Vireo BTR Portfolio, a three-property, Class-A BTR portfolio across the Dallas, Austin and Tampa metro areas. JLL represented the borrower in securing the loan from KeyBank National Association’s Institutional Real Estate Group following a competitive process. The JLL team was led by Jim Curtin, with Lauren Dow, Rex Cruz and Obi Eboh.

DEVELOPMENT: Avanti, Prospect and Denver Housing Authority break ground on 78-unit BTR. Avanti Residential, in partnership with Prospect and the Denver Housing Authority, has broken ground on a 78-unit BTR townhome community in Denver’s Sun Valley neighborhood. Christian Garner, President and CEO of Avanti Residential, said the project supports Sun Valley’s revitalization with “connected, outdoor-friendly, and durable” housing. Scott McFadden, President of Prospect, said the townhomes serve renters seeking space and privacy as they delay homeownership. Joaquín Cintrón Vega, CEO of the Denver Housing Authority, said the development strengthens the neighborhood by adding market-rate housing alongside existing affordable units.

DEVELOPMENT: Center Park Group advances 58-unit BTR in Georgia. Center Park Group reported construction progress at Dogwood Landing, a 58-unit BTR townhome community in Hapeville, Georgia, developed by Norhaven Partners and owned and operated by Maymont Homes. All seven buildings are released, vertical construction began in October 2025, first deliveries are expected in spring 2026, and full completion is slated for August 2026. William Norris, Principal at Norhaven Partners, said the community adds to Hapeville’s vibrancy and reflects the area’s strong sense of place.

DEVELOPMENT: Chapco advances 206-unit BTR in Florida. Chapco Design Build reported construction progress at The Cottages at Capital Circle, a 206-unit BTR in Tallahassee, Florida. The 4,000-square-foot clubhouse is dried in, interior work is underway, and the amenity building is scheduled to open in April 2026, with leasing beginning in January 2026.
