Alpaca secures financing for 213 units. AVANTA backs 128-unit BTR. Laseter nears delivery of 206-unit BTR. BTR investors gain from Trump housing order. Two new BTR deals.

FINANCING: JLL secures $15.5M financing for BTR acquisition in South Florida. JLL has arranged $15.5 million in acquisition financing for a 116-unit BTR community in Sunrise, Florida. The 14-acre urban-infill property offers in-place cash flow with redevelopment optionality in a Fort Lauderdale. The acquisition was completed by Matthew Paul of MAP Communities and Matt Papunen of Highline Real Estate Capital, who identified redevelopment upside and acquired the asset below replacement cost. The JLL deal team included Max La Cava, Joshua Odessky, Pier Barinci, and Abbie Kushner.

FINANCING: Alpaca secures financing for 213-unit BTR project in Dallas. Alpaca has secured financing for a 213-unit BTR townhome community in Dallas, Texas. The financing was provided by LendingOne, a Blackstone-affiliated lender, with the transaction structured as a forward purchase. Alpaca’s Daniel Carr, Peter Weiss, Daniel Fetner, Christina Bicks, Raymond Updyke, Lorraine Sanders, Ryan Freedman, Miya McCall, Allie Cardew, and Ackman-Ziff’s Simon Ziff, Evan Linkner, Jake Heine were involved in the process.

FINANCING: AVANTA backs 128-unit BTR in New Mexico with $7 million investment. AVANTA Residential has made a $7.0 million preferred equity investment to support development of a 128-unit BTR community in Rio Rancho, New Mexico, being developed by Verdot Capital. Peter Spier, President of AVANTA Residential, said the investment aligns with AVANTA’s strategy of partnering with top-tier developers in high-growth markets, while Robert Wall, Managing Partner at Verdot Capital, said the partnership will deliver new rental housing and support Rio Rancho’s economic growth as Verdot expands its regional pipeline.

DEVELOPMENT: Laseter nears delivery of 206-unit BTR in Georgia. Laseter is nearing first home deliveries at a new BTR townhome community in Union City, Georgia, as the project moves toward initial occupancy. The development will comprise 206 townhomes offering three- and four-bedroom layouts, with unit sizes ranging from roughly 1,600 to 1,900 square feet.
